The deal

Our borrower was given an opportunity to purchase a property that they had invested some funds into refurbishing at a discount. They wanted to use that property as well as an additional charge over another asset to complete on the purchase.

The challenge

Below market purchases are something we do not consider that often, but every deal has it's own merits and this one did stack up. The client also needed to move quickly due to speed being part of the deal.

The outcome

We were able to overcome several hurdles that arose throughout the legal due diligence process. Many of which we were able to take a view on and others we came to an agreement with the borrower.

What we really like about them is that even though a deal might not fit their "normal" criteria, they will have a look at it to make it work, as they did in this instance.
